Rental Terms

All bookings made through VRBooker are subject to the following terms and conditions. Do not proceed with your booking until you have read this document fully and agree to the terms therein.

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST. No early check-in or late check-out without prior agreement.

2. SMOKING – All homes are NON SMOKING. Smoking in the lanai area is permitted

3. PETS – Pets are permitted in some homes but permission must be sought and given prior to any reservation being made.

4. ACCIDENTAL DAMAGE WAIVER – A $50 fee is added to all rentals. This covers you for any minor damage to the property up to the value of $300. You are liable for any damage caused during your stay in excess of this amount. The homes are privately owned and we ask that you take as much care as possible during your stay.

5. PAYMENT – A 20% deposit is required to reserve the home. The balance of the rental and fees is payable 6 weeks prior to arrival. Once the deposit is paid your travel dates will be booked into the calendar and when the final amount is paid you will be forwarded a separate packet with the full address, directions and access instructions for the home.

6. CANCELLATIONS: At no time is the reservation deposit refundable. However if you need to change your booking dates we will work with you to apply the deposit to the new dates. The balance when paid also becomes non-refundable. Again, should you need to change your dates we will apply this payment to the new dates, if possible. If this is not possible the payment is forfeit.

7. MAXIMUM OCCUPANCY- At no time may the stated maximum occupancy of each home be exceeded. Ignoring this ruling will result in eviction from the home and forfeiture of your rental.

8. MINIMUM STAY – The minimum stay in any home is three nights. Any stays less than three nights will be charged at the three night rate.

9. CLEANING FEES – End of stay cleaning is included in all stays of five nights or more. Stays less than five nights will have an additional cleaning fee added.

10. INCLUSIVE FEES – Rates include a one-time linen / towel setup. Certain amenity fees are included in the rental rate.

11. NO DAILY MAID SERVICE – While linens and bath towels are included in the home, daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the homes.

12. RATE CHANGES – Rates subject to change without notice.

13. CALENDARS – We endeavor to keep all calendars up to date. In the event of booked dates not being available we will transfer the booking to another property by mutual consent or refund the deposit payment in full.

14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

15. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

15. HURRICANE OR STORM POLICY – HURRICANE OR STORM POLICY – No refunds will be given, we highly recommend you purchase travel insurance.
